- Next step for the new residential area around Best Station: TAM Zoning Plan approved
Spoorzone Best BV (a collaboration between SDK Vastgoed, Mobion Group, and the Municipality of Best, among others) reaches a new milestone with the approval of the TAM Zoning Plan. On Monday, 16 December 2024, the Municipal Council of Best approved the TAM Zoning Plan for the eastern side of the station area. This marks the official start of the transformation into B-Centraal: an attractive and sustainable residential, work, and leisure area with 600 homes for both rental and purchase, along with 2,500 m² of commercial space. The TAM Zoning Plan establishes the rules and conditions for this area development. TAM Zoning Plan The TAM Zoning Plan (formerly known as the Land Use Plan) outlines how the Municipality of Best envisions developing and protecting the living environment. It specifies which activities, such as housing, recreation, and business, are permitted and under what conditions. With the approval of this plan, SDK Vastgoed , acting as the delegated developer on behalf of Spoorzone Best BV, (a collaboration between SDK Vastgoed, Mobion Group , and the Municipality of Best, among others) can proceed with further planning. The plan builds on earlier documents developed over the past two years, including the frameworks, intent agreement, Ambition Guide, and the Preliminary Urban Design Plan. A significant step for Best Ferdinand Gremmen, Director of SDK Vastgoed, calls the decision a milestone: “This is a strong and important decision by the Municipal Council. Not only have we been waiting for this, but so have the future residents of Best. There is a significant need for new housing in the centre, close to amenities and alternatives to car use. This project offers the ideal location to create a living environment where future generations can live, work, and thrive healthily and happily!” Urban vibes, no city stress With the plan’s approval, the area has also been officially given a new name: B-Centraal. This name replaces the working title ‘Eastern Station Area’ and, along with the slogan ‘Urban vibes, no city stress,’ reflects the ambition to offer the best of both worlds: living with green urban charm and the welcoming village atmosphere of Best. Looking ahead In 2025, SDK Vastgoed will begin designing the various buildings and developing the public spaces. The sale of the first homes is expected to start at the end of 2025, with construction to follow. More information about the project is available at www.b-centraal.nl.
