- Study on Redevelopment of Stadhuisplein subarea in Veghel
Veghel, The Netherlands - The Municipality of Meierijstad, in collaboration with Mobion Group and Certo Capital, is initiating a comprehensive feasibility study to explore the redevelopment potential of Stadhuisplein 2, 4, and 6 in Veghel. The primary focus of this study is the replacement of the existing Albert Heijn supermarket, police station, and fire station with new constructions. The joint exploration has been formalized through the signing of a letter of intent between both parties. Stam + De Koning Bouw will work alongside Mobion & Certo as the development partner. Vision for the Center Initially, the municipality and the real estate developer evaluated the possibility of relocating Albert Heijn to Meijerijplein, aligning with the objectives of the Vision Restructuring Veghel center, which aims to establish a prominent attraction at Meijerijplein. However, the study concluded that this option is not feasible. Consequently, the municipality and the developer have decided to pursue the renovation of Albert Heijn at its current location while concurrently considering the fire station and police station. Feasibility Study The municipality and Mobion & Certo have agreed to conduct a comprehensive feasibility study. The initial phase involves developing a supported Urban Master Plan for the area, encompassing not only the immediate location but also its wider impact on the center, including access and parking. Moreover, this area serves as the gateway to Veghel's main shopping district. Jan van Burgsteden, Alderman for Spatial Planning and Infrastructure, expressed optimism about the collaboration, stating, "We are joining forces, ensuring a well-balanced blend of social interest, market expertise, and innovation. I anticipate a dynamic process leading to a successful outcome." Freek Smolders, Director of Certo Capital, also expressed enthusiasm for the new collaborative approach, saying, "The redevelopment area presents an excellent opportunity to revitalize the residential zone on an urban scale and construct mixed-use buildings. Our vision is to create an attractive entrance to the center, incorporating residential, commercial, and recreational spaces in a lush green environment, ultimately enhancing the appeal of Veghel center." Participation The first step in the Urban Master Plan is the selection of an urban designer. The assigned designer will facilitate a participation process, engaging local residents and stakeholders to gather their interests, preferences, and ideas. This valuable input will contribute to the development of various urban design options, which will subsequently be refined through consultations with the community and stakeholders. The participation process is scheduled to commence in the third quarter of this year, with the final Master Plan expected to be completed by the end of 2024.
- Final stages of construction project ‘Wonen aan De Lind’ in Oisterwijk
The "Wonen aan De Lind" project, situated in the heart of Oisterwijk, is approaching the final stages of construction. The six (6) meticulously designed townhouses, created under the architectural guidance of Bedaux de Brouwer, are progressing swiftly. The project site is conveniently located in close proximity to the renowned culinary destination, De Lind in Oisterwijk. Residents will have the privilege of living in an intimate and visually appealing environment, surrounded by numerous amenities within the mixed-use village center. The completion of the homes, which have already been sold, will be carried out by contractor Van Bussel before the summer of 2023.
- Leasing transactions in shopping center De Parade in Bergen op Zoom
Since acquiring 29 stores in De Parade in 2022, situated in the historic center of Bergen op Zoom, Mobion Group has been actively involved in shaping the future of the area. Collaborating with the municipality of Bergen op Zoom, tenants, entrepreneurs, entrepreneurs' association Sterck, and multiple property owners, our aim is to enhance the entire city center. The foundation for future improvements is built upon the new municipal policy for the city center, which was adopted in February. This policy supports opportunities for enhancing the residential aspect above stores (mixed-use assets), improving routes and parking, and enhancing the green spaces in public areas. Within our own scope, Mobion is diligently working with both existing and new tenants to ensure the continuity of commercial functions and improve the prerequisites in De Parade. This effort has resulted in several appealing lease transactions. On June 28, 2023, a new branch of the clothing brand Cotton Club will open its doors in the former post office located at Zuivelstraat 22. This highly anticipated addition to Bergen op Zoom's center serves as a significant attraction and valuable asset. Notably, this store will be their 37th location. Both the tenant and landlord are investing in renovating and furnishing the distinguished storefront to create an exquisitely designed store that will be ready for operation on June 28, 2023. A long-term lease agreement has been signed between the parties. TUI, the travel agency, has extended its long-term lease at Voetboog 3 to provide travel and vacation advice for every traveler and budget in Bergen op Zoom. TUI currently operates a total of 135 travel agencies throughout the Netherlands. Norah, situated at Zuivelstraat 57 in De Parade, has renewed its lease agreement with Mobion. This decision ensures the retention of one of Norah's nearly 100 women's fashion stores in the Netherlands, specifically within the downtown area. Additionally, De Makers van Bergen op Zoom have made arrangements to continue serving existing and new customers from their location at Lombardenstraat 5 in the city center. Mobion is delighted with the extended collaborations and proudly welcomes Cotton Club to the De Parade shopping center. - Acquisition Markt 105 - Scheidingstraat 1A in 's-Hertogenbosch
HM Vastgoed B.V. has acquired the municipal monument located at Markt 105 - Scheidingstraat 1A in 's-Hertogenbosch. The property was previously owned by Altera Vastgoed. Current tenant, Paprika, has been occupying the space since mid-2014. The upper floors, which are currently vacant, will be converted into residential units. This renovation will enhance the safety, liveliness, and economic appeal of the historic city center of 's-Hertogenbosch, while also prioritizing sustainability and residential quality. HM Vastgoed is a joint venture between Novabest and Mobion Group, both of which see potential in transforming inner-city retail properties into vibrant and multi-functional locations. HM Vastgoed was advised by Retail Capital, TaylorWessing, MIBA Bouwmanagement, and MVGM during the acquisition, while Altera Vastgoed was assisted by KroesePaternotte.
- Winkelcentrum Woensel 400 fully let
Mobion Group and Novabest have fully let the former bank office in Winkelcentrum Woensel in Eindhoven. The complex was acquired in October 2021 and has since been converted and split into four (4) rental units. Immediately after the acquisition, the three units on the ground floor were let to hospitality formats Collins Foods Netherlands (KFC), Wok to Go and De Beren. With the letting of the first floor to Mondzorgkliniek Woensel by real estate broker The Key, the complex has been fully and long-term let. The opening of this new branch of Wok to Go is planned for mid-January 2023. The opening of Mondzorgkliniek Woensel and De Beren is expected in mid-March 2023. HM Vastgoed is a collaboration between Novabest and Mobion Group. As partners, we recognize the potential to develop inner-city retail properties into strong, multifunctional locations. We were already convinced of WoensXL's future prospects and the potential of the complex has also been recognized by market parties due to its prosperous letting. The complex is located in the core shopping area of Breda. Due to its location on the corner of the Ginnekenstraat and the Karnemelkstraat/Houtstraat there is an increased attention value. The property is fully and long-term leased to, among others, Pearle Opticiens, Lucardi Juweliers and Sacha. The collaboration between Mobion Group and Certo Capital is focused on inner-city redevelopments and transformations of existing real estate into future-proof mixed-use real estate investments. Buyers were advised by their retail investment broker Retail Capital, TaylorWessing, MIBA Bouwmanagement, NeXT Advocaten, Van Agtmaal and MVGM. Seller was assisted in this sales transaction by Cushman & Wakefield.
- Mobion and Novabest acquire commercial space in Schalkwijk shopping center in Haarlem
Mobion Group and Novabest have acquired a commercial space located at Casablancastraat 22 in Haarlem. The object is located on the east side of shopping center Schalkwijk, near the entrance of the Nicepassage. Shopping center Schalkwijk fulfills a supra-regional function and houses over 110 tenants. Due to developments in the immediate vicinity, the shopping area will be further optimized and improved in the coming years. Important focal points for the development are increasing the level of facilities and adding housing. With this future perspective, Mobion Group and Novabest are pleased with this acquisition. The property was completed in 2020 and has a total size of 255 m². After acquisition, the property was immediately leased long-term to Collins Foods Netherlands. The landlord and tenant are very happy with the extension of the cooperation. After a short renovation, the tenant will open a new branch of fast food chain Kentucky Fried Chicken here at the end of 2022. In the immediate vicinity are branches of Albert Heijn, Etos, Gall&Gall and Kinepolis, among others. - Start of construction project "Wonen aan De Lind"
On September 6, 2022, construction work started on the new construction project Wonen aan De Lind in Oisterwijk. Bouwbedrijf Van Bussel is realizing the six spacious and luxurious bungalows, designed by the renowned architectural firm Bedaux De Brouwer Architects. All homes have been sold by Honders/Alting brokers and buyers are being informed by Perfect Bouwbegeleiding. For the curious people passing by it is possible to view the subdivision, as the foundations, sewerage, and water pipes as well as the first floor floors have now been installed. According to the schedule, reaching the highest point will be celebrated in spring 2023. The completion of the work and key transfer to the new owners is expected in Q4 2023.
- HM Vastgoed transforms vacant space above stores into independent accommodation
HM Vastgoed has given the floors above the Blokker, Score and Superdry stores in Tilburg city centre a new function. With the redevelopment of the former store floors, we increase the safety, liveliness and economic attractiveness of the core shopping area. The retail properties are located on Heuvelstraat, in the center of Tilburg. With the redevelopment, the property has been expanded to a total of three stores and 32 independent living units. During the renovation, extra attention was paid to sustainability and the addition of residential quality. The apartments will be rented out to students and young professionals. - Private investors buy C&A store in Den Bosch
Redevco Netherlands has sold the C&A store in the center of Den Bosch to the private investors Mobion Group and Certo Capital. The monumental store building is located on the Markt in the center of Den Bosch. The property has a total floor space of 4,200 m² and is largely leased to C&A Netherlands. On the second floor there is a catering space available for rent, with a phenomenal view of the market square. Mobion Group and Certo Capital see potential to develop the large scale retail property in the future into a strong multifunctional inner city location in the historical center of Den Bosch. - Mobion Group and Certo Capital acquire De Parade in Bergen op Zoom
Mobion Group and Certo Capital are pleased with the acquisition of shopping area De Parade in the municipality of Bergen op Zoom. De Parade is a shopping area located in the historic centre of Bergen op Zoom and consists of more than 15,000 m² of retail space, divided over 29 units. The largest tenants in the complex are Jumbo, Hema, Perry Sport, Bever and H&M. The complex is connected to a parking garage with over 400 public parking spaces. The acquisition of this proposition fits perfectly into the strategy of Mobion Group and Certo Capital, the acquisition of investments with value-add opportunities. We believe in the power of city centers and together with our partners we strive to revitalize and optimize the center of Bergen op Zoom. - Mobion Group and Certo Capital purchase Hema building in Helmond
Mobion Group and Certo Capital have purchased the Hema in the center of Helmond from a consortium of investors advised by Crossroads Real Estate. For Mobion Group and Certo Capital this is one of several inner city acquisitions in a short period of time. Last week, for example, they jointly purchased the C&A building in Den Bosch. We believe in the power of inner-city locations and the utilization of opportunities for renewal and innovation in Dutch retail cities," says Philibert Bluyssen, Mobion Group director of real estate. The Hema store is located on the Veestraat in the center of Helmond. The retail building has a surface area of approximately 2,600 m² and is leased to the Hema for a long period. The desire of the Municipality of Helmond to strengthen the city center and the belief of buyers in the strength of city centers have led to this transaction.
